Lazari Investments, formed in 1976 is a family run business; the Directors of Lazari are experienced and well established in the property development and management sector, with a combined total of 71 years’ experience.
Lazari Investments have appointed 8build to demolish their current property to ground floor slap and redevelop to an 7-storey mixed use scheme, comprising of commercial space, 17 residential apartments and retail space. The developer has yet to undertake a scheme like Stephenson House and they will be using this project as trial project for future developments. The intention is to prioritise wellbeing by ‘greening’ with gardens both internally and externally, at the same time as improving the quality of the streetscape.
- The building contains 5 party wall agreements in place, linking on to student accommodation, commercial offices and residential units. The demolition phase of the project will need to be carefully managed, ensuring all party walls are kept satisfied and in agreement.
- The existing building contains 2 UKPN Substations, we will be required to build 3 new substations before decommissioning the existing 2, keeping 1 as a spare.
- The site is located adjacent to the HS2 Crossrail link, with Hampstead Road being the main access route for all vehicles. We will require to be in continuous contact with Hs2 along with the two local authorities, Camden Council and TFL to outline any logistically challenges for the duration of the project.
