Our client, a British multinational insurance company and a leading life and pensions provider required the fit out of their building at 27 Hoxton Street to facilitate their expanding business. This was the fourth project for our client and consisted of a complete strip out of existing partitions, joinery and services and then reinstated to a high end Cat B fit out across the 3-storey office space.
Logistics – Vehicle access for material deliveries was very restricted along Hoxton Street. Deliveries outside the front of site (our only access) was restricted to small delivery vehicles. All larger vehicles had to be directed to a side road and hand carried to site, to avoid any disruption to traffic flow and pedestrians. There was also no space externally for storage of materials so small segregated zones within the office floor space was created and materials stored on pallets for ease of movement around the floors.
Programme – 12 weeks to undertake the strip out, design and fit out of this project. Early orders for validations, lighting and sanitary ware, were required to achieve the required handover date. Our Construction programme needed to be in depth, with full contractor buy-in at the early stages.
Client changes – There were multiple client changes throughout, all changes required careful consideration to prevent any potential delays. This was overcome by assessing the issues thoroughly, applying some creative thinking and utilising our trusted supply chain to suggest some efficient solutions.
