When an existing tenant moved out of 155 Bishopsgate, part of the Broadgate development, British Land needed the space to be back on the market as quickly as possible to enable a new tenant to be found. The brief was to complete a CAT ‘A’ fit out, enhance the lift lobby and core toilets, providing a high quality, marketable space. Works were to be completed in the shortest possible time, and as economically as possible, whilst maintaining the highest quality of finish. The strip out of existing space which included a kitchen, servery, restaurant, comms suite, partitions, ceilings and raised floor. The services were also stripped out back to main distribution runs at high level, and all low level services were removed. A new VAV system was installed together with distribution duct work and grilles. The sprinkler system was up rated and new range pipework and heads were installed. New lighting control systems and luminaries were installed and a new tartan grid metal ceiling and raised access floor were installed throughout. The core area was enhanced by stripping out the existing toilets and refitting them to a high standard, together with a new stone floor and entrance doors within the main lift lobby.
