This project was a collaboration between architect Roger Zogolovitch and Southwark and Southbank Ltd. The new building is to a four storey CAT ‘A’ office block with a footprint of approximately 6,300 sq ft. The client’s objectives was to provide good quality office accommodation for rental purposes just south of the river in a newly vibrant part of town. Situated between Southwark and London Bridge stations.
Form of construction is a piled foundation, ground beams and concrete frame. External walls are Metsec inner leaf with brick outer skin and Crittall windows.
- The key challenges with this project include its close proximity to Network Rail which entailed early engagement meetings held with Network Rail. The site was also in close proximity to London Underground tunnels which we need to be conscious of. We have carried out monitoring of the London Underground tunnels at the rear of the site.
- The site itself is tight – almost the full footprint is being developed. We ensured early engagement with London Authority to secure road/footpath closures. We built an early relationship and strengthened our collaboration with our well informed client.
