Our client, a British multinational insurance company and a leading life and pensions provider required the refurbishment and fit out of their building at 27 Hoxton Square.
The works include the reconfiguring of space across 5 floors, with the introduction of mechanical and electrical risers from basement to 3rd floor, complete with the floor strengthening measures required. A new opening is also to be formed to link 27 Hoxton Square and the adjacent building, both buildings are owned by our client.
- The project is design and build, with a 16 week duration and a fast track programme; to overcome this challenge, the design and procurement of early packages will be key to achieving a timely project completion.
- Close coordination with all of our directly employed and the clients trades will be paramount by to enable the comms room and meeting rooms to be completed.
- The link to the adjacent building (28/30) requires careful management as the works are extremely close to the site entrance and main access/ egress route into and out of 27 Hoxton Square. On the other side of the wall in 28/30 Hoxton Square is 2 no. live gas meters. A temporary propping solution is also required until the steel framing is installed. The brickwork will be carefully removed, brick by brick to the level of the meters on 28/30 side as these will remain live for a further few months.
